Partner API terms

These terms cover your use of the Check My Street Partner API, its documentation and the developer console. Please read them before you use live credentials.

Version 0.2 · 2 October 2026

1. Who these terms are between

These terms are between Web and IT Systems Ltd ("we", "us"), a company registered in England and Wales under company number 08312277, whose registered address is Union House, 111 New Union Street, Coventry, CV1 2NT, and the organisation that holds the credentials ("you"). If you accept them for an organisation, you confirm you have authority to do so.

Check My Street is operated by Web and IT Systems Ltd. We are registered with the Information Commissioner's Office under registration number Z3557825.

2. Definitions

API
The Check My Street Partner API at https://api.checkmystreet.co.uk/partners/v1.
Credentials
A client id and client secret issued to you, for test mode or live use.
Sandbox
The shared test credential published in the Quickstart.
Products
Valuation, street analysis, and any product we add to the API.
Successful call
A live call that returns a result. Error responses are not successful calls.
Credits
Prepaid units, bought by card, that successful live calls draw from. One credit is one penny.

3. Accounts and credentials

Your developer account is separate from any checkmystreet.co.uk account. Keep client secrets on your servers and share them only with people who need them. Tell us promptly if you think a secret has been exposed, and rotate it in the console.

4. Test mode and the sandbox

Test mode returns fake, deterministic data and is never charged. The sandbox is shared by everyone and we may rotate it at any time, so do not rely on it in a product. Never present test results as real ones.

5. Live access and charges

Live credentials are enabled once we approve your account and you make a first top-up by card. Each successful call draws credits from your prepaid balance at the prices on the pricing page when you make it.

Retries with the same Idempotency-Key are charged once, and reading a stored result back is free. We do not offer invoices, subscriptions or credit.

6. How you may use results

Valuations are automated estimates from a statistical model. They are not a survey or a formal valuation by a surveyor, and you must not present them as one. The coverage figure describes the model across many sales, not the odds for any one property.

Where a product returns HM Land Registry data, such as a list of sold prices, show HM Land Registry's attribution wherever you show it.

You are responsible for how results are used in your product and for the decisions made with them.

7. Acceptable use

8. Availability and changes

We work to keep the API available but cannot promise it will be uninterrupted. We announce changes, including deprecations, on the changelog before they take effect.

9. Suspension

We may suspend credentials that put the service or other partners at risk. Suspended accounts receive 403 account-blocked. We will tell you why and how to resolve it.

10. Liability

Nothing in these terms limits liability that cannot be limited by law. Otherwise, our total liability in any 12 months is limited to the amount you paid us for credits in that period.

11. Ending these terms

You can stop using the API at any time. We may end live access if you break these terms, and will tell you why. Sections 6 and 10 continue after these terms end.

12. Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
